You walk in from a blistering afternoon, expecting relief and your AC is on, the fan is running, but the air is barely cool. Sound familiar? In the Gulf region, where outdoor temperatures regularly push past 45°C, an air conditioner not working isn’t just uncomfortable,  it’s a genuine problem that needs fast answers.

1. Dirty or Clogged Air Filter

The number one cause of AC cooling issues is a blocked air filter. When dust, sand, and debris , all abundant in Gulf climates build up on the filter, airflow is severely restricted. Your system works twice as hard and delivers half the cooling. In severe cases, it can cause the evaporator coil to freeze and shut down cooling entirely.

 

 

Fix: Check your filter every 3–4 weeks in dusty environments. Clean or replace it every 1–2 months. This single step fixes a surprising number of AC cooling problems without needing a technician.

 

2. Low Refrigerant / Refrigerant Leak

Refrigerant is the substance that absorbs heat from your indoor air and expels it outside. If levels drop due to a leak, your AC runs continuously but your home never reaches the set temperature. Watch for: ice forming on the indoor unit, hissing sounds when the AC is on, or the outdoor unit getting unusually warm.

 

 

Fix: This is not a DIY repair. A certified HVAC technician must locate the leak, seal it, and recharge the system to the correct level. Running the AC with low refrigerant can destroy the compressor,  a far costlier repair. Refrigerant handling is regulated  only EPA-certified (or locally licensed) technicians are legally permitted to handle refrigerants(Dubai’s energy authority, or UAE’s standards body for energy equipment). 

 

3. Split AC Not Cooling but Fan Is Running

This is one of the most searched AC problems  and one of the most misunderstood. If your split AC fan is running normally but no cold air is coming out, the indoor fan unit is working, but something has failed in the cooling cycle. Most likely culprits: a tripped compressor, low refrigerant, or a faulty PCB (printed circuit board).

 

 

Fix: Switch the unit off at the isolator for 10 minutes and restart. If the fan still runs without cooling, call a qualified HVAC specialist ,do not keep running the unit, as this risks compressor damage.

 

4. Blocked or Dirty Outdoor Condenser Unit

The outdoor unit releases the heat extracted from your home into the outside air. In the Gulf, sand, dust storms, and fine debris can clog the condenser fins in a matter of weeks ,drastically reducing heat dissipation. When heat can’t escape outside, your AC simply recirculates warm air indoors.

 

 

Fix: Ensure at least 60cm of clear space around the unit at all times. Gently rinse the condenser coils with a garden hose, never a pressure washer to remove debris. Schedule a professional deep-clean at least once before summer peaks.

 

5. Frozen Evaporator Coil

Paradoxically, a frozen coil means your AC isn’t cooling. When airflow is restricted (usually by a dirty filter) or refrigerant is low, the evaporator coil drops below freezing, ice forms, and cool air can no longer flow into your rooms. You may see ice on the copper pipes coming from the indoor unit, or water pooling near the unit as the ice melts.

 

 

Fix: Turn the AC off (switch the fan to “On” only to help thaw it faster). Allow it to thaw fully, typically 2–4 hours. Identify and fix the root cause (dirty filter or low refrigerant) before restarting, otherwise it will refreeze.

 

6. Thermostat Issues

A miscalibrated, incorrectly set, or faulty thermostat prevents the AC from triggering the cooling cycle properly. This is especially common when someone accidentally switches the mode from “Cool” to “Fan Only” or “Heat”  the fan runs, but no cooling takes place. For reference, the UAE’s district cooling standards recommend indoor temperature settings no lower than 24°C for optimal energy efficiency. 

 

 

Fix: Check that the mode is set to “Cool,” the target temperature is set lower than the current room temperature, and the fan is set to “Auto” rather than “On.” Replace thermostat batteries if the display is dim or unresponsive. If the thermostat itself is faulty, it needs replacing.

 

7. Blocked Condensate Drain Line

This one competitors rarely mention, but it’s particularly common in high-humidity Gulf environments. Every AC removes moisture from the air as it cools. That water drains away through a condensate line. When that line becomes clogged with algae, mould, or debris, water backs up, triggers safety float switches, and shuts down the cooling cycle automatically.

 

 

Fix: If your AC stops cooling suddenly and you notice water pooling near the indoor unit or dripping from places it shouldn’t, a blocked drain line is likely the culprit. A technician can flush the line and inspect the drain pan during your next AC service at home.
